Title: Estate Caretaker Description: Nature and Scope Keniston aims to meet housing need, provide good quality well managed affordable homes and give the service residents want. The primary purpose of the Caretaker is to provide a well maintained, safe and positive environment for residents by providing cleaning, to a high standard. As the caretaker largely works unsupervised on a day-to-day basis, the role holder must be self-motivated and able to use initiative. The Caretaker should take pride in their work and demonstrate good customer service skills. The role holder must be able to demonstrate they are listening to our residents, understanding their needs and respond appropriately. High levels of customer satisfaction are important to the Association and the caretaker has a key role in achieving this. As a Caretaker, the role holder will have regular contact with residen! ts and their families. Therefore, excellent customer service skills and an interest in working with people are essential. At times, the role holder may encounter difficult situations with residents, so it is important to remain calm under pressure and demonstrate good listening skills. The role holder must be able to undertake the physical demands of the role including use of cleaning materials, small tools and electrical equipment such as vacuums, blowers, and jet washers. Key Responsibilities Clean communal areas including stairways, hallways, lobbies, communal doors and any glass, pathways and floors. Sweep, mop and dry stairs and landings; clean communal doors including glass and any other paintwork in the block, leaving the area clean and free of rubbish. Ensure that paladin bins can be emptied by the required day by providing access or moving them as necessary. Sweep and disinfect paladin store. Return bins when empty and ensure that b! in areas are kept clean and tidy. Empty litter bins twice a week or as frequently as required. Remove litter any dumped rubbish from the external communal areas. Report fly tipping, health and safety issues, graffiti or repairs to Repairs Service Administrator. Sweep dirt from pathways and outside areas. Keep pathways clear of snow. Report immediately to the Housing Officer any anti-social behaviour issues, other potential breaches of tenancy and concerns about a tenant’s welfare. Deliver leaflets on behalf of the Association, or updating notice boards when required. Attend walkabouts, resident, and team meetings; contribute to service improvements. Test and log emergency lighting in blocks of flats. Change light bulbs when necessary. Adjust the lighting clocks for the communal areas in the blocks of flats to align with GMT and Summer Time (GMT +1). Gardening Dig over and weed flower bed areas. Replace mulch as and when required. Cut all grassed areas as required removing all! cuttings from pathways. Trim and tidy all edges and borders to produce a neat and well –defined finish Keep all grass and flowerbed areas free of rubbish and litter and maintain the appearance of the grounds. Sweep and remove fallen leaves from site and ensure pathways are kept clear of snow. Pick up litter when necessary. Prevent ivy from growing over brickwork. Prune shrubs and treat if required against pests and disease. Lop and treat trees as necessary. Cultivate and correctly maintain planting including splitting and replanting of perennial plants and controlling invasive ground cover. Hours of Work This is a part time role, and the post holder must be available for work 21 hours per week across Monday to Friday.
